Section 8 Housing Choice Voucher (HCV) Rental Assistance

The McHenry County Housing Authority contracts with the Department of Housing and Urban Development, enabling 992 elderly and limited-income families and individuals to receive rental assistance.

All units are inspected by Housing Authority staff to assure that they are decent, safe, and sanitary and meet federal housing quality standards. The Housing Authority enters into a one-year contract with the landlord stating that the Housing Authority will make rental assistance payments on behalf of the tenant family and that the landlord will maintain the rental unit.

Households must meet income guidelines set by the federal government. All income is included (wages, social security, public aid, interest on savings) and is verified in writing. Tenants pay a percentage of total household income toward rent, including utilities. The Housing Authority pays the remainder of the rent directly to the landlord.

Public Housing

The McHenry County Housing Authority over the years has purchased and rehabilitated 23 3-bedroom, single-family homes and duplex units throughout McHenry County. The houses are rented to McHenry County low-income families who qualify for a 3-bedroom unit under the Public Housing Low Rent Assistance Program.

Tenants for this program are selected from a Public Housing waiting list. Qualifying applicants must live or work in McHenry County or be put on a secondary Public Housing Low Rent Assistance Program waiting list. Income Limits for the Public Housing Low Rent Assistance Program are the same as the Section 8 Rental Assistance Program’s limits.

The GreenTrees Apartments, 11417 E. Main Street, Huntley, are owned and managed by the McHenry County Housing Authority. Occupancy is limited to persons age 62 and older or disabled adults of any age.

There are 56 apartments at GreenTrees; 32 are fully subsidized, meaning the tenant pays 30% of income for rent. The remaining 24 units have a rent of 30% of a person’s income or the base rent, whichever is greater. The current base rent is $415.00. The reduced rent is possible because the Housing Authority has a low-interest mortgage from Rural Development, a division of the Department of Agriculture.

The SilverTrees I Apartments, 5901 Milwaukee Avenue, Richmond, is a 20 unit complex built by the Housing Authority, under the same Rural Development program as GreenTrees. Twelve of the 20 apartments are rented at 30% of the income. The remaining four have a base rent of $450.00 a month.

Twenty additional apartments-Silvertrees II-were opened in 1997. These apartments rent for $450.00/month.

All of the above apartments are one bedroom with air conditioning and electric heat. Tenants pay their own electric bills. There are Community Rooms at both locations where many activities for the tenants take place.
